Anchor Hanover - Replacement of Communal Heating Boilers

Anchor Hanover Group are England’s largest provider of specialist housing and care for older people, following the merger of Anchor Trust and Hanover Housing Association. Anchor Hanover Group provides 54,000 homes for older people across 1,700 sites and employs more than 10,000 people. In November 2018, after gaining it’s eighth CQC Outstanding rating, Anchor Hanover Group became the UK provider with the most CQC Outstanding ratings.

Project services

Following a successful tender, DFP Services were appointed to replace communal heating boilers and associated works at DeLacey Gardens in West Yorkshire. DeLacey Gardens is an extra-care retirement development with 45 apartments. The existing plant was deemed unsafe after several blockages were identified due to the water quality.

DFP Services fitted 3 new Remeha Qunita gas boilers for low-temperature hot water in the roof space plant room. The project comprised of:

Strip out / dispose of:

  • Boilers and primary circulation pumps
  • Existing pressurization set / expansion vessels
  • Low loss header and interconnecting pipework
  • Plantroom; distribution and ancillary pipework to primary heat plant connection
  • Gas supply and mains water pipework within the plantroom
  • Boiler flue systems
  • Condensate and safety valve pressure relief pipework
  • Existing electrical supply, redundant power, control wiring, ancillary items

Supply, installation, commissioning, setting to work:

  • 3 Remeha Quinta gas boilers for low-temperature hot water in the roof space plant room
  • Hydraulic separation between primary and secondary circuits
  • Intelligent circulation pumps for energy-efficient distribution of the heat transfer medium
  • System pressurisation and dual expansion vessels
  • Low-temperature hot water low loss header and primary heating pump set
  • Heating system filtration with integrated water treatment and air separation
  • Automatic direct digital control system with integrated gas and CO detection
  • Thermal Insulation to pipework and services in plant room
  • Connect new installation to the electrical supplies of the existing control system

During the project, DFP identified and recommended the following variations so that the completed system was fully efficient and more reliable. Anchor Hanover agreed to the following variations:

  • We identified that the old Dab rotary pumps unreliable and inefficient. We recommended replacing with high efficiency variable speed Grundfos pumps
  • We identified that isolation valves to all flats were ball valves prone to leaks. DFP installed replacement leak-free lever valves
  • The old TRV radiator valves were noisy and replaced with new quiet valves

This boiler replacement project at DeLacey Gardens was part of an Asset Investment Programme (AIP).

After successfully installing the boilers at DeLacy Gardens DFP have been asked to provide plans and quotations for the refurbishment of the solar thermal hot water heating, ground source heat pump and modernisation of the building’s energy management system.
